The property is located southwest of Hanford, CA on the southwest corner of Kansas Ave. and 14th Ave. in Kings County. Kings County is located in the center of the state between San Francisco and Los Angeles and encompasses rich agricultural land.

The property is zoned AG-20. (General Agricultural Zone with a 20-Acre minimum parcel size.) The property is in the Williamson Act.
The property is +/-1,840 acres of farmland. In 2015, the property was planted to Golden Hills variety pistachios on UCB-1 rootstock. The property was planted at 15′ x 20′ or 145 trees/acre spacing with rows having a north-south orientation.
The property has a total of 15 pumps producing a total of 11,807 GPM, which is more than sufficient to meet the future needs of mature pistachios. There is also one (1) Domestic Well. (See map for more information.) Irrigation was originally developed to a single-line drip system. The Seller recently upgraded the entire ranch to a dual-line drip irrigation system. Drainage is via topography and soil characteristics.
Property is adjacent to channels controlled by Last Chance Ditch Company. Buyer can buy water, and through trading mechanisms between market participants, get the water delivered to the property. There are several locations on the property that could serve as a reservoir of sorts for this water. Last Chance Ditch Company will sell excess water to the property and/or water can be purchased on the spot market and the owner can pay a transport fee to Last Chance to access surface water.
